WHAT'S HAPPENING IN THE FLORIDA REAL ESTATE MARKET?
Is Florida real estate picking up again?
Depending on which headline you read, you might think Florida real estate is booming, slowing down, recovering—or somehow doing all three at once.
And, in a way, that's exactly the problem with headlines.
Florida is a very big real estate market.
What's happening with a beachfront condo in South Florida may have very little to do with a five-acre property in Wakulla County, a home in Tallahassee, or a coastal property in Franklin County.
Still, statewide numbers can give us a useful look at the direction the market may be moving.

Buyers appear to be moving again
According to Florida Realtors®, July marked the 11th consecutive month of year-over-year increases in closed home sales.
Existing single-family home sales increased 5.1% compared with July 2025, while condo and townhouse sales increased 11%.
New pending sales also continued to rise.
That last number is particularly interesting because pending sales can give us a glimpse of what's coming next. It suggests that at least some buyers who may have been sitting on the sidelines are beginning to make decisions and move forward.
What about prices?
Despite all the discussion about changing market conditions, Florida home prices have remained relatively resilient.
The statewide median sales price for an existing single-family home reached $425,000 in July, an increase of 3.7% from the previous year.
At the same time, single-family inventory had declined to approximately a 4.5-month supply.
That doesn't mean every home increased in value by 3.7%.
It means that when we look at Florida as a whole, prices have remained stronger than some of the headlines might lead you to believe.
Something interesting is happening at the higher end
One of the more surprising numbers is coming from higher-priced properties.
Florida Realtors® reported that year-to-date sales between $500,000 and $1 million increased 7%, while sales of homes priced at $1 million or more increased 22.4%.
And that activity isn't limited to South Florida.
Higher-end properties are selling throughout the state.

BUT WHAT DOES THAT MEAN HERE?
This is where I think statewide statistics need to be put back in their proper place.
They're useful.
But they're not your market.
Wakulla, Leon and Franklin counties each behave differently.
Even within the same county, two properties with similar square footage can perform very differently.
· Acreage matters.
· Flood zone matters.
· Insurance matters.
· Condition matters.
· Location matters.
· Property type matters.
And sometimes moving only a few miles can put a property into an entirely different group of competing homes and buyers.
That's why I would never look at a statewide headline and tell a homeowner, “Florida prices are up 3.7%, so your house must be worth 3.7% more.”
Real estate simply doesn't work that way.
So, is this a good time to sell?
For some property owners, perhaps.
For others, holding may make more sense. Someone else may benefit from making a few improvements first. And for an investor, the numbers may point toward an entirely different decision.
The better question isn't:
“What's the Florida market doing?”
It's: “What's happening with properties like mine, in my market, right now?”
That's a question we can actually answer.
Over the coming months, I'll continue looking at what's happening in Wakulla, Leon and Franklin counties, along with practical information that homeowners, renters, buyers and property owners can actually use.
Because national and statewide headlines are interesting.
